Ocasa Homes – Application Terms
1. The prospective Tenant(s) understands that if they fall into one of the categories below, they will fail the referencing criteria. The bullet point with * will require a guarantor or rent upfront for the tenancy duration.
2. To apply for one of our properties the prospective Tenant(s) will require:
Student / Unemployed / Employed – Part Time | Employed – Full Time | Self-employed |
– A Form of ID – A guarantor that meets requirements – Landlord reference (if applicable) – Visa (if applicable) – Proof of Right to Rent & Right to Rent Share Code | – Employer reference – Landlord reference – Last 3 Months / 12 weeks of payslips – ID – Visa (if applicable) – Proof of Right to Rent & Right to Rent Share Code | – Proof of accounts for last 3 years – ID – Last 3 months of bank statements – Visa (if applicable) – Proof of Right to Rent & Right to Rent Share Code |
3. The prospective Tenant(s) understands that If you cannot pass the referencing criteria, you may be asked to provide a guarantor. If your initial guarantor does not meet the requirements your application will be cancelled. This may be for several reasons. Please talk to one of our team if you need to discuss further. If you are not able to provide a guarantor, we accept third party guarantor services (costs may apply) or we may require upfront payment of rent. As a guarantor you will be referenced as a prospective tenant and will be signing an agreement that commits you to the terms of the tenancy agreement. This would commit you to cover all the obligations stated in the tenancy agreement, such as paying rent arrears and any damaged caused to the property. As a Guarantor you are agreeing to cover all tenants listed in the tenancy agreement of a property.
4. The prospective Tenant(s) understands that Ocasa Homes will request the holding deposit which is equivalent to one weeks rent to reserve the property paid by card via our online system, the holding deposit will be retained under the following circumstances:
