Ocasa Homes – Application Terms

1. The prospective Tenant(s) understands that if they fall into one of the categories below, they will fail the referencing criteria. The bullet point with * will require a guarantor or rent upfront for the tenancy duration.

  • Adverse Credit, such as a CCJ*
  • Earning las than 30x their share of the monthly rent *
  • Failing the right to rent check
  • A poor accommodation reference
  • This list not exhaustive and is intended as a basic guide to the failures of referencing. 

2. To apply for one of our properties the prospective Tenant(s) will require:

3. The prospective Tenant(s) understands that If you cannot pass the referencing criteria, you may be asked to provide a guarantor. If your initial guarantor does not meet the requirements your application will be cancelled. This may be for several reasons. Please talk to one of our team if you need to discuss further. If you are not able to provide a guarantor, we accept third party guarantor services (costs may apply) or we may require upfront payment of rent. As a guarantor you will be referenced as a prospective tenant and will be signing an agreement that commits you to the terms of the tenancy agreement. This would commit you to cover all the obligations stated in the tenancy agreement, such as paying rent arrears and any damaged caused to the property. As a Guarantor you are agreeing to cover all tenants listed in the tenancy agreement of a property.

  • U.K based working guarantor needs an income of 3.5 times the yearly rent.
  • E.g. Rent is £500PCM – income of £21,000
  • No adverse credit history
  • Employment Reference (excluding retired)
  • Income Proof
  • Please confirm with your guarantor prior to application that they agree to these terms and conditions

4. The prospective Tenant(s) understands that Ocasa Homes will request the holding deposit which is equivalent to one weeks rent to reserve the property paid by card via our online system, the holding deposit will be retained under the following circumstances:

  • The prospective Tenant(s) withdraws their application
  • The prospective Tenant(s) fails to take reasonable steps to enter the tenancy
  • The prospective Tenant(s) fails the right to rent check
  • The prospective Tenant(s) gives Ocasa Homes false information on their application
Tenant Terms & Conditions
  1. The prospective Tenant(s) understand that should Ocasa Homes withdraw the property then they will receive a full refund of the holding deposit. The Tenant(s) also understand that Ocasa Homes can withdraw the property at any point up to signing the AST.
  2. The prospective Tenant(s) understand that should the Landlord withdraw the property, then there will be no liability on the part of Ocasa Homes for any costs incurred by either the Landlord or the Tenant(s).
  3. The prospective Tenant(s) understand that if they do not return their reference forms within 48 hours of receipt, they will then be deemed to have withdrawn their application.
  4. The prospective Tenant(s) are aware that the property is taken on an as-seen basis and it will not be cleared or modified before their occupation. Any items the prospective Tenant(s) would like to request must be agreed by Ocasa Homes in writing.
  5. The Prospective Tenant(s) are aware that we do not recommend applying for a property solely based on a virtual viewing. The Tenant(s) acknowledge that if they accept a viewing based on a virtual viewing only, Ocasa Home will not be held liable.
  6. The prospective Tenant(s) are aware that all occupation dates are provisional until signing of contracts. The prospective Tenant(s) are aware that they should not book any services or removals until the signing of contracts and that if they choose to do so, it is at their own risk and cost.
  7. The prospective Tenant(s) are aware that if the property they are applying for is currently tenanted, then the existing tenants can legally change their move-out dates. In such circumstances, the prospective Tenant(s) will receive a full refund of any funds they may have paid on the application with no further liability on the part of the Landlord or Ocasa Homes. This can be ignored for vacant properties.
  8. The prospective Tenant(s) are aware that all prospective Tenant(s) need to have signed all paperwork on or before the day of occupation prior to any keys being released.
  9. The prospective Tenant(s) are aware that in advance of the move-in day they will be required to pay a minimum of one month’s rent minus the holding deposit and deposit. All funds must be cleared by 12pm the day before the move-in day before any keys can be released. Cash and cheques or uncleared funds are not accepted.
  10. The prospective Tenant(s) acknowledge Ocasa Homes’ payment terms:
    • If the commencement of your AST is on or before the 20th of the month, then your first rent payment, excluding any deposit arrangements, will be prorated to cover the period from commencement to the end of the month, calculated based on your annualised rent. A full month’s rent is payable on the 1st of each month thereafter.
    • If the commencement of your AST is on or after the 21st of the month, then your first rent payment, excluding any deposit arrangements, will be prorated to cover the period from commencement to the end of the month, calculated based on your annualised rent plus the next month’s rent in full. A full month’s rent is due on the 1st of each month thereafter.
  11. Please be advised, all Tenant(s) must be present and bring photographic identification to the move-in appointment. Should your identity not be available to view, we will be unable to move any Tenant(s) into the property.
  12. The prospective Tenant(s) understand that keys and access fobs will only be given to named Tenant(s) on the tenancy agreement.
  13. The prospective Tenant(s) understand that failure to pass any or all required references may result in the application being terminated, noting that the holding deposit is non-refundable.
  14. The prospective Tenant(s) understand that the referencing results may be accessed again in the event of a default in rental payments.
  15. The prospective Tenant(s) understand that Ocasa Homes can request the details of any credit reference agencies used so that the information provided can be verified.
  16. The prospective Tenant(s) understand that if they default on their tenancy obligations, this information may be released to authorised debt recovery agencies and could affect any future applications made for tenancies, credit, and insurance.
  17. The prospective Tenant(s) are happy for Home Ppl to contact Ocasa Homes in respect to this application if required.
  18. The prospective Tenant(s) agree that the holding deposit can be held for more than 15 calendar days if any delays occur due to referencing or the chosen move-in date.
  19. The prospective Tenant(s) acknowledge Ocasa Homes’ scale of Tenant(s) fees below:
    • For changes to Tenancy – £50 including VAT per request (or agent’s reasonable cost incurred if higher)
    • Change of Tenant – £50 including VAT per Tenant (or agent’s reasonable cost incurred if higher)
    • Surrender or Early Termination of Tenancy – £50 including VAT per Tenant (or agent’s reasonable cost incurred if higher) which are the Landlord’s costs for reletting the property along with the rent outstanding until a new tenant occupies the property.
